Attractive prices, but on the rise
With a median price of €2,203/m², Mulhouse remains significantly below its neighbors like Strasbourg (€4,146/m²) or Colmar (€2,879/m²). This gap is appealing but is getting smaller: +63% in five years compared to +25% for Strasbourg and Colmar. "It’s a city popular among cross-border workers, close to Germany and Switzerland, where salaries are often higher," explains Régis Coignus, a local real estate expert.
A city that charms despite a mixed image
Beyond its affordable prices, Mulhouse has other assets: a charming historic center, numerous cultural activities, and excellent transport links with two highways, a TGV train station, and an international airport. However, the city carries a reputation for insecurity, considered "unjust" by locals. With a crime rate of 74.5 per 1,000 inhabitants, Mulhouse remains on par with comparable cities like Nancy or Amiens.
Opportunities to seize
In popular neighborhoods like Rebberg or the center...It's possible to find a 100 m² apartment for 250,000 € or a house with a garden for 350,000 €. With competitive prices and quick access to property, Mulhouse is emerging as a hidden gem that investors and families looking for a pleasant and affordable living environment shouldn't overlook.
