A few months ago, we thought it was the end of happiness and good news for those of you considering investing in the stones of the capital. Well, maybe not after all! Despite prices that seemed to stabilize and balance a bit at the beginning of the year, Paris is still far from affordable with an average of €9,530/m². However, some districts stand out with more reasonable prices. Here’s the top 5 places to invest in 2025.
5. The 12th: €8,480/m²
You’ll quickly notice while reading this ranking that the North and East of Paris are, unsurprisingly, clearly on the rise. We start with the south of the Right Bank, around Bastille, Nation, and Gare de Lyon. Here, residents enjoy a quality of life that’s truly delightful.

4. The 18th: €8,450/m²
It's no big surprise to find the 18th on this list, as like the districts that hold the 1st and 2nd places on this podium, it has been in the top of the cheapest areas for a few years now. And even though it only ranks in 4th place, it still boasts the two cheapest neighborhoods in Paris, namely Goutte d’Or (€6,900/m²) and La Chapelle (€6,630/m²). Furthermore, the 18th also has some really nice neighborhoods, like Jules Joffrin and Montmartre.

3. The 13th: €8,350/m²
Friends of the Left Bank, you thought that Parisian real estate had forgotten you, not at all! If the 13th is the only one to represent the other side of the Seine in this top 5, we don't mind at all, because it’s bursting with really cool little spots: the Butte-aux-Cailles, the Gobelins factory, the Bibliothèque nationale de France, great restaurants and Chinese grocery stores and plenty of charming little bars. To top it all off, we get to enjoy the guinguettes by the Seine!

2. The 20th: €8,100/m²
Once again, no explosive entrance into this ranking, as the 20th has also been well-known for several years for offering great prices. And that makes us really happy because this district also has quite a few extremely cool spots with a laid-back and bohemian vibe. Go enjoy some amazing dumplings in Belleville, take a stroll in Père-Lachaise, and check out the bars and concert venues in Ménilmontant… what a lovely neighborhood!

1. The 6th: €7,530/m²
Nope, you guessed it, that’s definitely not true. But we had to spice up this ranking a bit without any real surprise. Gotcha! The cheapest district in Paris is, once again without suspense, the 19th. Even better, it’s the only area in the capital to drop below €8,000/m². Located way up in the north of the capital, the 19th has some charming spots like the Buttes-Chaumont and La Villette. We hope this makes you excited because it’s clearly the place to be!
