It’s the big question we ask ourselves when we decide to invest in real estate in the Île-de-France region: what size can we actually acquire with our budget? PAP has looked into this topic, and the conclusion is clear: In Paris, with 250,000 €, only a studio or a small two-room apartment can be bought, while much larger properties can be purchased in the rest of France.

Paris is not the most expensive city in Île-de-France
With an average of €9,611 per square meter, Paris stands out as quite an expensive city when it comes to real estate. With a budget of €250,000 — which is already a pretty generous amount — you could consider purchasing a property of 26 m² at most. However, Paris is not the priciest city in the region: Neuilly-sur-Seine holds the record, charging an average of €10,459 per square meter. So, it is indeed possible to buy a 24 m² for €250,000!

It’s in the nearby suburbs where the available spaces start to become interesting. In Vincennes, you can find a 29 m2 apartment, while Boulogne-Billancourt offers a cozy 30 m2 place. Over in Malakoff and Courbevoie, there's the chance to snag a 37 m2 spot. Close to Paris, Montreuil and Pantin have 42 m2 options within this budget. To exceed 45 m2, you’ll need to check out Maisons-Alfort, Fontainebleau, or L’Isle-Adam. Rambouillet and Melun allow for more family-friendly investments with apartments ranging from 66 to 93 m2.
Southern France, more appealing when it comes to real estate
The gap with other cities in France is strikingly clear. In Nice, with the same budget, it's possible to find a great apartment.
A 52 m2 apartment, which is double the size. In Lyon or Bordeaux, properties of 55 m2 and 57 m2 become available. Would you prefer to invest in a large T2 or even a T3? You'll want to head towards Rennes or Nantes. With a budget of €250,000, you can buy a 66 m2 or even a 69 m2 apartment. Lille, Montpellier, and Toulouse are also performing well in this area. With prices per square meter ranging from €3,315 to €3,504, you can find apartments of 71, 73, or even 75 m2 there.
