It's not uncommon when you’re searching for a rental in Paris to find yourself waiting in line for hours in a somewhat shabby spiral staircase, only to end up at the top facing a 9 m² place damaged by water leaks. Luckily, in some areas, the pressure eases a bit, and you can actually discover little gems without being up against 250,000 other candidates. But where are these oases of tranquility?


Trendy neighborhoods

To analyze the trends and favored spots for Parisians on the hunt for a home, the real estate agency Manda looked into 46,000 rental applications submitted in 2024. And one thing's for sure, the capital continues to flourish.

to draw in the crowds, as the study found an average of 44 applications per job posting in Paris, compared to just 14 nationwide.

When you take a closer look at the study, it's super clear that one district stands out, with an absolutely staggering number of applications for each rental listing. We're talking about the 11th district, which sees 82 applications submitted for every rental property available. And it's no wonder, as the area attracts all kinds of profiles, from new parents to young dynamic professionals and even broke students, thanks to its pretty pleasant quality of life and fairly attractive prices.

In the same vein, we have the 17th (70 applications per listing), the 12th (67 applications), and the 18th (65 applications). These districts often attract for the same reasons as the 11th. The odd one out in this top 5 is the 1st, which, despite being quite expensive, also has 65 applications per listing.

Neglected Districts (Unfairly?)

At the very bottom of the ranking, we find the 8th arrondissement, with only 9 applications per apartment, which is just a tiny 0.90% of the housing requests in Paris. Next is the 3rd (20 applications), followed by the 4th and 5th (39 applications each), and the 7th (41 applications). The last arrondissement to fall below the 50 requests per listing is the 16th, which averages around 43 applications.

Some neighborhoods are often put down by young people mainly for their lack of life and their prices being way too high. However, some areas, like the 16th, actually offer quite affordable prices in nice little neighborhoods. Plus, when we see that sometimes it’s harder to find an apartment than a permanent job in Paris, we realize we shouldn’t be too picky and just go with what’s offered...
