Champigny, the unexpected gem on the rise
Long overlooked, Champigny-sur-Marne is now making a name for itself as one of the most promising towns in the eastern Paris area. The upcoming Grand Paris Express station will connect Paris in less than 30 minutes and Boulogne in just 16 minutes. As a result, requests have surged by 35% in just one year.
First-time buyers can still find affordable prices here, ranging from €3,600 to €3,800/m², whether they’re looking for a 3-room apartment or a house with a garden. Families are eyeing pavilions priced around €350,000 to €500,000, sometimes needing a little renovation—a rare opportunity so close to Paris.

Issy and Montrouge: Reliable Values on Hold... Before the Bounce Back?
Despite their excellent current connections, Issy-les-Moulineaux and Montrouge remain surprisingly cautious. However, line 15 will save precious time: just 15 minutes to reach La Défense from Issy, and less than 30 minutes to get to Boulogne from Montrouge.
In Issy, prices hover around €7,500/m², but families are a bit of a rarity. The best deals are found in smaller spaces near transport, which are highly sought after by young couples. In Montrouge, prices have dropped by 10% before stabilizing around €7,000/m², with peaks at €9,000/m² near the metro stations. Larger apartments, on the other hand, are struggling to attract buyers with tighter budgets.

Clamart and Créteil, great deals to buy before the rush
Greener and well-connected, Clamart attracts those who want to stay close to Paris without breaking the bank. You can find older properties priced between €5,000 and €6,500/m², with room for negotiation. In the areas around the T6, new properties can go up to €8,000/m², but line 15 promises an express link to Boulogne in less than 5 minutes.

In Créteil, prices are among the sweetest: €3,600 to €4,400/m² on average. Families can snag four-bedroom homes around €600,000, while investors are betting on student housing. Soon, Line 15 will connect the city to the engineering schools in Villejuif in less than 15 minutes, which is a great advantage for the future.
