Back-to-school season has arrived and brought its share of real estate upheaval. While students struggle to find a decent apartment at a (relatively) reasonable price, first-time buyers are also having a hard time finding a property that fits their budget. In the heart of Paris, prices per square meter have reached dizzying heights: up to €14,000/m².


The Left Bank, particularly pricey

If you were dreaming of living in the 6th arrondissement, we'd suggest looking elsewhere around the capital. Here, prices climb as high as €14,258 per square meter, making it Paris's most expensive neighborhood. For comparison, the cheapest district is the 19th, at €8,089/m². It's followed by the 20th (€8,351/m²) and the 13th (€8,732/m²), which together make up the three neighborhoods with the lowest prices in the capital. The 18th also stays below the €9,000/m² mark, at €8,852/m². 

Behind the 6th, we find the 7th, with 14,051 €/m2, the 4th with 12,793 €/m2, the 8th with 12,130 €/m2 and the 1st with 12,080 €/m2. The average real estate price stands at 9,765 €/m2 — Paris being one of the most expensive cities in France. 


Conditions hardly favorable for property purchase

Paradoxically, since 2022, prices have fallen by around 10% according to Particuliers à Particuliers (PAP). Nevertheless, they remain very high and borrowing rates — currently around 3.50% — don't allow young people to take the plunge into real estate investment.
