Nice at the Top of the Rankings
In the midst of a tumultuous rental market, shared living is proving to be more than ever a safe haven for a generation of students and young professionals in search of a roof over their heads. This is evident from the 2025 edition of the Oqoro barometer, published on July 7th, which ranks Nice among the three most expensive cities in France for shared accommodation.
The Bay of Angels now joins the leading pack dominated by Paris (€749) and Annemasse (€737), with an average rent for shared accommodation in Nice of €647, down 2.1% compared to last year. Despite a critical situation for several years, prices seem to have begun a slow decline in Nice.
A rigorous national methodology
The national ranking is based on the analysis of 120,000 room ads and 200,000 applications collected between May 2024 and April 2025. The average rent for a shared room is set at €494/month, showing almost no change (+0.4%). However, behind this apparent stability, strong regional disparities emerge.
Some cities, like Rennes (-4.8%) or Nantes (-4.4%), are seeing notable decreases, while others, like Annemasse (+4.7%), are witnessing soaring prices.
An increasingly tight market
The barometer also reveals an increased rental tension: on average, 7.6 applications are submitted for each room (+8.6% in one year), a figure that rises to over 10 in student or border metropolitan areas. In this context, having a guarantor is essential.
must-have event : 80% of candidates provide one, whether it's physical, Visale, or private. The profile of candidates is also diversifying : students, young professionals, and even single-parent families are all looking to lower their housing costs.
