Well, let's not kid ourselves, Montpellier is a bit of a paradise: sun, beaches nearby, and an amazing atmosphere... No wonder everyone wants to settle there! The result? Real estate prices are skyrocketing (way too quickly)! The city finds itself propelled into the top 5 most expensive cities in France, just behind Paris and the French Riviera.

And if you're a student: hello struggle! You arrive in Montpellier all excited, and then, bam! 17.3 euros per square meter for renting a studio. Might as well say goodbye to your McDonald's budget. Landlords are rubbing their hands, while students scratch their heads wondering if they might end up camping out on Place de la Comédie.
The town hall to the rescue But here comes the town hall decided to intervene last July 1st, and thankfully for us! They have implemented a rent control system. The idea? Put a stop to those landlords who are a little too greedy. Rent control doesn't ring a bell to you? It's quite simple: a benchmark rent is set for each type of housing. Landlords can go up to 20% above (the famous "enhanced benchmark rent"), but no more! And for the most generous ones, they can even go down to 30% below (the "reduced benchmark rent"). In the meantime, if you are looking for an apartment in Montpellier, arm yourself with patience (and a good bank account, you never know). And who knows, maybe soon you will finally be able to afford that famous restaurant that makes your mouth water without having to choose between eating and paying your rent!
