Lyon at the Top of the Rankings
In the whirlwind of a struggling rental market, shared housing is becoming more than ever a safe haven for a generation of students and young professionals looking for a place to call home. This is confirmed by the 2025 edition of the Oqoro barometer, published on July 7th, which ranks Lyon among the five most expensive cities in France for shared housing.
The capital of Gaul joins a leading pack dominated by Paris (€749), Annemasse (€737), and Nice (€647), with an average rent for shared housing in Lyon of €556, down 1.8% compared to last year. Despite a critical situation for several years, prices seem to have started a slow decline in Lyon.
A rigorous national methodology
The national ranking is based on the analysis of 120,000 room listings and 200,000 applications collected between May 2024 and April 2025. The average rent for a room in a shared apartment is set at €494/month, showing almost no change (+0.4%). However, behind this apparent stability, significant regional disparities are emerging.
Some cities, like Rennes (-4.8%) or Nantes (-4.4%), are experiencing notable decreases, while others, like Annemasse (+4.7%), see prices soar.
An increasingly tense market
The barometer also reveals increased rental tension: on average, 7.6 applications are submitted for each room (+8.6% in a year), a figure that climbs to over 10 in student or border metropolitan areas. In this context, having a guarantor is becoming essential.
a must-have event : 80% of candidates provide one, whether it's physical, Visale, or private. The profiles of candidates are also diversifying : students, young professionals, and sometimes even single-parent families, all looking to cut down on housing costs.
