Real Estate in Lyon: One of France's Sharpest Price Drops

Heads up for future Lyon homeowners: the real estate market finally seems to be winking at you. After several years of increases, prices for older properties are falling at the national level. According to INSEE, they dropped another 0.1% in October 2026, a first since the beginning of the year. Since their 2022 peak, they now show a decline of 6.2% on average.

But some major cities are being hit much harder. Speaking on CNews this Thursday, November 5th, economist Marc Touati believes prices are even "collapsing" in several sectors. And Lyon ranks in the top three cities where the decline is most pronounced: -16% since the 2022 peak, according to data from Meilleurs Agents cited in his analysis.

The capital of Gaul thus places itself behind Nantes (-19%) and Grenoble (-18%). A correction that could reshape the game for those dreaming of becoming homeowners between the Rhône and Saône rivers, after years of a particularly tight market.

Another 10% drop by the end of 2027?

For Marc Touati, the movement may not stop there. The economist anticipates a new drop in prices of around 10% by the end of 2027, particularly due to declining household purchasing power and still difficult credit conditions. Borrowing rates are currently reaching 3.7% over 15 years, 3.8% over 20 years and 4.1% over 25 years. For example, for a 250,000 euro loan over 25 years, this increase would represent approximately 23 euros more per month, or 6,900 euros over the entire duration of the loan.

The economist nevertheless believes that this period could be interesting for buying, provided you aim for a primary residence rather than aa rental investment. Enough to give a little hope back to Lyon home buyers… as long as you keep an eye on the rates.
