The notaries of the Rhône revealed the figures of the Lyon real estate market in early April 2024. And the least we can say is that the trend is clearly downwards. It's simple: absolutely all neighborhoods and districts of Lyon are experiencing a drop in real estate prices (except for Saint-Rambert). But some areas are obviously more affected than others...

Historically sought-after, the Presqu'île district sees its median price per square meter drop below 6,000 euros, showing an impressive decrease of 10.9%. A real bargain for those who dream of living in the heart of Lyon without having to sell a kidney. On the other hand, the Croix Rousse district is also not spared by the trend with a decrease of 8.2% in the center and 3.3% on the plateau.

Up to -12.2%

The downward trend is also confirmed in the 1st arrondissement, especially in the Bourse district, where prices collapse by 12.2%, making it a great opportunity for buyers looking for a good deal.

Our Lyon historical tour is surprisingly accessible. On the one hand, the picturesque Old Lyon keeps up with a 9.7% decrease, while Saint-Irénée shows a dizzying 12% drop. Two neighborhoods laden with history where ancient stones tell centuries of stories, now within reach of the wallet. Here is the list of median prices per square meter of old apartments, neighborhood by neighborhood, reported by Actu Lyon: - Lyon I - Bourse: €5,420/m² (-12.2%) - Lyon I - Pentes Croix Rousse: €5,410/m² (-5.7%) - Lyon I - Terreaux: €5,370/m² (-4%) - Lyon II - Bourse: €6,560/m² (-1.6%) - Lyon II - Charlemagne: €5,210/m² (-2.8%) - Lyon II - Presqu’île: €5,830/m² (-10.9%) - Lyon III - Tête d’Or Saxe: €5,310/m² (-9%) - Lyon III - Préfecture-Université: €5,120/m² (-6.6%)Acassagne: €4,680/m² (-5.5%) Lyon III – Guillotière: €5,070/m² (-3.9%) Lyon III – Part-Dieu Centre: €4,960/m² (-5.9%) Lyon III – Montchat: €4,560/m² (-4.8%) Lyon III – Baraban Sans Soucis: €4,560/m² (-4.1%) Lyon IV – Croix Rousse-Centre: €5,400/m² (-8.2%) Lyon IV – Croix Rousse-Plateau: €5,150/m² (-3.3%) Lyon V – Vieux Lyon: €5,200/m² (-9.7%) Lyon V – Fourvière: €4,810/m² (-5.6%) Lyon V – Saint-Irénée: €4,080/m² (-12%) Lyon V – Point du Jour: €3,580/m² (-1.3%) Lyon VI – Tête d’Or Saxe: €5,930/m² (-7.7%) Lyon VI – Brotteaux: €5,740/m² (-4.6%) Lyon VI – Bellecombe: €5,140/m² (-8%) Lyon VII – Guillotière: €4,980/m² (-3.5%) Lyon VII – Préfecture-Université: €4,830/m² (-7.5%) Lyon VII – Gerland: €4,660/m² (-2.6%) Lyon VIII – Monplaisir-Grange Blanche: €4,700/m² (-4.5%) Lyon VIII – États-Unis Mermoz: €3,310/m² (-2.9%)In the 9th arrondissement of Lyon, the prices of apartments are as follows: Vaise Centre: €4,530/m² (-6.4%), Vieux Lyon: €4,480/m² (-3.8%), Gare de Vaise: €4,180/m² (-1.1%), Saint-Rambert: €4,050/m² (+2.9%), Gorge de Loup: €4,000/m² (-5.7%), Plateau Duchère: €2,660/m² (-10.3%).
