It's a little real estate earthquake shaking up Lyon. While some major French cities see property prices stabilizing, the Rhône capital is tumbling down. According to the latest LPI - iad barometer published in March 2025, the average price signed per square meter in Lyon has dropped by 4.1% over the year, settling at €4,576/m².
As much as -9.7% in one district of Lyon
But behind this average lie some spectacular gaps between neighborhoods. The 3rd arrondissement takes the prize for the biggest drop with a plunge of 9.7%. The 7th, 8th, and 9th are also following suit with declines ranging from -4.6% to -5.2%. So it’s safe to say that great deals are now concentrated on the left bank and in neighborhoods undergoing significant changes.
So why this turnaround? The well-known mix includes prices that had reached peaks until 2022, access to credit becoming much more complicated, and an increasing desire among Lyon residents.They must go breathe a little further out, in the periphery. As a result: sellers need to lower their demands and buyers are no longer hesitating to negotiate firmly. The room for maneuver is real, and industry professionals confirm it: the balance of power has indeed shifted.
Maybe it's time to invest
Of course, not everything is on sale. The 6th arrondissement remains the king of luxury in Lyon with an average price flirting with €5,886/m², while the 2nd and 1st continue to hold their rank at the top of the chart. But for bargain hunters, the south and west of Lyon are becoming privileged playgrounds. The 7th, 8th, 9th, and even the 5th arrondissement: these are the new territories to conquer for smart investing.
Moral of the story? 2025 might just be the dream year to finally become a homeowner in Lyon without selling a kidney (or two). But beware, this price calm might not last forever.eternally…
