Real Estate Prices Plummeting in Lyon
After reaching new highs in 2022, the average price per square meter in Lyon has fallen back , now standing at 4,480€/m² for older properties, according to the latest summer 2024 figures released by notaires de France. This price level reflects a decrease of -10.2% in one year, the largest drop among France's eleven major cities!
This spectacular price drop is evident when comparing the median prices for older properties from January 1, 2024, to March 31, 2024, with the same period from January 1, 2023, to March 31, 2023. Lyon thus registers the steepest decline, ahead of Nantes (-10%), Grenoble (-8.5%), Paris (-7.9%), and Bordeaux (-6.8%). On the other hand, a few rare cities are seeing price increases, such as Amiens (+2.1%), Strasbourg (+1.1%), and Nice (+1%), the latter being the second-largest city in France experiencing a price rise!

In Lyon, the price drop (which totals -6.2% over 6 months) is widespread across all neighborhoods of the city. The nine arrondissements in Lyon see their prices decrease by -0.7% to -0.8% over one year as of prices on September 1, 2024. However, prices have increased in several cities in the Lyon Metropolitan area, such as Villeurbanne, where the old property market experienced a rise of +0.1% in one month and +0.6% in three months.
