In Lyon, the Gerland neighborhood is proving its status as a urban laboratory. The Lyon Metropolis has just approved the conversion of the old Halle Debourg site, a strategic area in the 7th arrondissement set to transform dramatically. Leading the project is Lyon Métropole Habitat, with a clear promise: to create a balanced, accessible residential development designed for the residents.

81 apartments at prices 50% lower than the market

At the heart of the project is the construction of 81 affordable housing units. In a Lyon market that's increasingly competitive, the operation focuses on diversity with 36% social housing, 23% intermediate rental, and 41% in Solidarity Real Lease, offering prices up to 50% lower than the free market. This is a breath of fresh air for households wanting to stay in Lyon without breaking the bank.

Here, there are no tiny apartments produced on an assembly line; instead, there's a genuine consideration for how people will use the space. The majority of the homes will be T3 and T4, tailored for families, while still keeping a few options for young professionals and students. These apartments will be cross-ventilated, well-oriented, connected to district heating, and will include a green rooftop terrace accessible to the residents. The goal is clear: to lower living costs and enhance daily thermal comfort.

A nursery and shops for a livelier neighborhood

Beyond housing, the project aims to boost community life. A nursery with 48 spots, spread over 640 m² with a protected garden, will meet the strong demand from local families. Additionally, a 250 m² commercial space will host local shops for everyone's convenience.

The project is now on track. The building permit was issued in January 2026, and the first demolitions are planned for this summer. The construction will follow swiftly, marking a new step in the transformation of Gerland. This neighborhood is definitely not done reinventing itself!
