Concrete, asbestos, abandoned warehouses… and tomorrow, a new generation of green activity park? This is the somewhat crazy — but honestly exciting — bet that Vinci Immobilier has taken on in the south of Lyon, in Vénissieux. On the site left neglected by Savoie Réfractaire since 2022, the developer has signed a sales promise to reclaim five hectares of land, now frozen in time. A ghost factory scenery that is about to experience a spectacular transformation.

The initial decor is anything but glamorous: over 40,000 m² of warehouses, a completely waterproofed ground, and an old asbestos removal project coming up. But Vinci doesn't shy away from challenges. By the summer of 2026, excavators will arrive to demolish almost the entire site. The only survivors: a small administrative building of 500 m² at the entrance, and the tall chimney, a vertical remnant of the industrial past.

A new life for this former industrial site that has been dormant for 3 years

In its place, two new buildings will rise: one of 5,500 m² for SMEs and artisans, and another of 15,000 m², classified ICPE, for heavier industries. Eco bonus: both will be topped with photovoltaic panels, shining as brightly as the Lyon sun. And because going green is all the rage, Vinci promises a BREEAM Excellent certification, two hectares of open land, more than 120 trees planted, and even a retention pond. In short, concrete is going green.

The project, set to be completed by the end of 2027, is already attracting interest: an investor has stepped forward while waiting for the green lights from the authorities. In other words, this forgotten corner of Vénissieux, which has been idle for three years, is about to come back to life!
