Price per m² in Bordeaux: Houses Are Less Popular than Apartments
In their latest study, the Notaires de France took a look at summer prices per square meter across the country. After hitting record highs, the average price per square meter in Bordeaux has significantly dropped below the 5,000€ mark , settling at 4,270€/m² for older apartments. That’s a decline of 6.8% over the past year.

The most significant drop is in the median sale price of older homes (in the city center and suburbs), with a staggering drop of 9.8%. In the first quarter of 2024, you needed to shell out €347,000 to buy a house, compared to nearly €380,000 last year.
A stunning drop in prices has been observed when comparing the median prices from the old market between January 1, 2024, to March 31, 2024, against the same period in 2023. According to the notaries' study, this trend appears to be nationwide for old apartments: Lyon sees the largest drop, followed by Nantes (-10%), Grenoble (-8.5%), Paris (-7.9%), and Bordeaux (-6.8%).
On the flip side, a few rare cities are experiencing price increases, such as Amiens (+2.1%), Strasbourg (+1.1%), and Nice (+1%). Nice is the second most expensive city in France for the old market (4,670 euros per m² in median price), right after Paris and just ahead of Lyon.
