Buying in Bordeaux continues to be quite the challenge. According to a study published by SeLoger, the Gironde capital remains one of the most expensive cities in France. With a budget of a quarter of a million, the available space is now significantly below the national average.
This reality highlights the ongoing tension in the Bordeaux real estate market. According to data analyzed by SeLoger, a buyer with €250,000, including notary and agency fees, can purchase in Bordeaux only a 51 m² apartment or a 45 m² house.
Bordeaux among the 3 most expensive cities in France
On a national scale, the same budget allows for an average purchase of 95 m², which is almost double the space available in the Gironde capital. Bordeaux ranks behind Paris and Lyon among the country's pricier metropolitan areas. The situation is also tighter than on a regional level.

The study also highlights the significant difference between Bordeaux and its nearby suburbs. In Lormont, located just a few kilometers from downtown, the same budget allows you to buy: an 86 m² apartment; a 69 m² house. That's a gain of 35 m² for an apartment and 24 m² for a house compared to Bordeaux.

A market still under pressure
According to SeLoger, 90% of French municipalities still allow you to buy at least 80 m² with a budget of €250,000. However, major cities continue to face particularly high prices. In Bordeaux, despite a market that has slightly stabilized in recent months, the situation remains the same: accessing property often requires making compromises… or moving further away from the city center.
