Located at 144 avenue Thiers, in the heart of the Bastide Niel business district in Bordeaux, the future health center was supposed to be operated by NFU Santé. Purchased in 2024 for 13.51 million euros, the facility had been designed to bring together several medical specialties under one roof. But the original project will ultimately never see the light of day.

2,800 m² dedicated to healthcare… left empty

On paper, the project was impressive. Spread across approximately 2,800 m², the building was meant to house a radiology department, an analysis laboratory, and offices for general practitioners and specialists. Its delivery was scheduled for the last quarter of 2025, and NFU Santé had committed to a 12-year lease.

According to information reported by Sud-Ouest Bordeaux, the center aimed to welcome CT scanners and MRI machines. However, the installation of this equipment is subject to authorization from the Regional Health Agency (ARS), approval that the project ultimately failed to obtain. The result: despite a completed and fitted-out building, the medical center never opened its doors.

A project halted for lack of authorization

The ARS apparently felt that imaging services were already sufficient in Bordeaux and that new equipment should be a priority in less well-served areas.

A few months later, NFU Santé's situation deteriorated permanently. On August 12, 2026

/strong>, the Paris Commercial Court pronounced its simplified judicial liquidation.

A new tenant sought in Bordeaux

The story of these 2,800 m² is not over yet. The building is owned by the SCPI Foncière des Praticiens which acquired it in July 2024.

Following the failure of the NFU Santé project, a new occupant is being sought to give a second life to this brand new complex. What remains to be seen is what activity will take place within these walls.
