The expert SeLoger, a privileged observer of the real estate market, has revealed its annual ranking of real estate prices in over 100 French ski resorts. Gourette, located in the town of Eaux-Bonnes at 1400m altitude in the French Pyrénées française, stands out this year as the most affordable ski resort in France for buying property. In 2024, the average price per square meter there is €1,628, far from the dizzying heights of the Northern Alps, where prices average €6,478/m².

This trend reflects a thriving mountain real estate market and a renewed interest in investments in the mountains. While the Northern and Southern Alps are known for their high prices – with resorts like Val d'Isère and Courchevel exceeding €15,000/m² – Gourette is increasingly attracting buyers looking for a mountain setting without the exorbitant cost.

Gourette boasts the lowest price per m² in France

Real estate in Gourette is moving in the opposite direction of more upscale resorts, where property prices continue to rise significantly. In this context, a 45 m² apartment in Gourette is negotiated at around €68,580. This financial accessibility is increasingly appealing to many aspiring property owners. It's a favored destination for those who dream of having a foothold in the mountains.

The study specifies that: "In the Pyrenees, while the price of chalets has increased by +5% over the past year (2,914€/m²), apartments are now more affordable than a year ago (-5.4%, or 2,450€/m²). Overall, in the past year, the Pyrenees have seen prices decrease by -3.2%, currently offering an average price of 2,550€ per square meter".
